Booking Ahead

Once you have the schedules for work and materials, contact and organise the tradesmen. This should include contacting your local authority to book in the site inspections and the scaffolding contractor.

If you don't have a project manager, don't be afraid to let someone else do some of the hard work. Travis Perkins (www.travisperkins.co.uk), Buildstore (www.buildstore.co.uk) and some other merchants offer estimating and ordering services as well as expert assistance to self builders.

Ideally, you should have one point of contact at your local depot. This makes the smooth delivery of materials to site easier to arrange than working with several firms. Bear in mind that you may make some savings by shopping around but this can easily be offset by the extra cost of several deliveries compared to one drop by a builder's merchant.

How should a Schedule Look?

A typical schedule of work for a brick and block house might run like this:

  • Provide access for deliveries, install secure storage for tools and materials
  • Excavate for foundations and services
  • Delivery of concrete for foundations - foundations laid and damp proof course (DPC) membrane
  • Drains and soakaways installed
  • Block building from the DPC. Scaffolding erected
  • Wall plate fitted to top of walls; trussed rafters fitted
  • Felt, batten and tile roof, add guttering, flashings and fascias
  • First fix - door linings, windows, internal stud partition walls
  • Plumbers on site to commission heating and run pipes for water supply
  • Electricians run wiring through walls and ceilings
  • Plaster internal walls
  • Flooring screeds, drains connected
  • Carpenters on site for second fix - fit kitchen
  • Telephone and data cable, tiling
  • Clear site, landscaping
