You asked Sarah Beeny about Property Ladder, her frustrations with clients, and making money from property. Here's what she had to say.



Q: Do you get frustrated when your clients on Property Ladder don’t listen to you?

A: Yes, at times, it can be very frustrating but I do understand that it's their money and their project at the end of the day. All of the people we’ve filmed are passionately interested in houses, so we always end up having a certain amount in common.

Q: If the housing market really starts to cool, can money still be made in property development?

A: Yes. You should never property develop taking the market into consideration. You should always look at how the market is currently and build in your profit margin taking into account the possibility that the market might dip slightly.

Q: Have you ever lost money investing in property?

A: No one is infallible, but we try to not make a habit of it.

Q: Is it a mistake to become personally involved in the development of a house which you intend to let?

A: Yes. You should always be considering who is going to be living in the property and if it isn't you, you should not consider your own personal requirements, but those of the future inhabitants.

Q: What’s the story with developing and capital gains tax

A: You always have to pay tax if you are trading, which means that if you are buying a house with the intention of developing it to sell, you are liable for capital gains tax. You can speak to an accountant who will help you to decide how best your personal taxation situation should be dealt with.

Q: When preparing a house to sell, which areas are a must to be in perfect shape?

A: The structure, the roof, the plumbing and electrics, heating, kitchen and bathroom.

Q: Plumbing, decorating, building, electrics. Which is the most useful skill to have when starting?

A: General building and carpentry, as these are less quantifiable to sub-contract.

Q: Have any builders EVER completed their work on time on the show!!!?

A: Er...no!

Q: Or to budget?

A: Heh, a couple of them have managed to come in on budget.

Q: Do you film loads of shows at the same time or one after the other?

A: They are all filmed concurrently, as most projects last many months.

Q: Where would you suggest is the best place to buy at the moment if you want to make a decent profit?

A: It's always best to develop in an area that you are familiar with and want to live in.

Q: Would you recommend starting off in the current climate?

A: I personally would not recommend giving up a full time job or starting up at the moment. It can be so risky and if you can't find your next deal you could go very hungry. The current market is quite high to be considering a career in this area full time.

Q: Should we be looking for our next property whilst developing our current one?

A: You should always keep your eye on the local market and what is available. Auctions are a good idea, but you won't necessarily get a bargain there anymore than anywhere else.

Q: What would be the one piece of advice that you would give to a first time buyer?

A: Don't stretch yourself too much with a mortgage. Buy within your means - it's not worth the sleepless nights.

Q: If the housing market collapses are a lot of these amateur developers likely to get seriously burned?

A: Yes, because most of them are making practically no profit in real terms. They count their profit from a rise in the market, which is always unwise.

  3. I watch your show in Australia and work in the property development industry and always wonder why you do not report on holding costs / interest costs involved with these people's projects. Any reason???

  6. i just want to say, I LOVE property Ladder, have been watching it for a while now, and i want to add, if i ever came into a little bit of money i would consider buying a house to sell for profit, and i could only wish tha Sarah Beeny would be there to guide me.. there is no doubt that she would make such a difference, i watch the show ever night stare in amazement sometimes when people dont listen to the advice Sarah gives to them, granted you may have a vision and stick with that by all means, but if your doing it to sell then listen to what sarah has to say..   7. Do buyers & renters pay real attention to the high end products you put in? When aimed at a higher end suburb by the bay. e.g. Will putting premium cook tops & ovens in a kitchen really make that much of a difference in the end sale price? Or is it worth putting in basic appliences so there is something "there"?

Whilst I enjoy watching the progress of renovations on the Property Ladder show I often become frustrated by the relentless and never ending negative comments and feedback given by host Sarah Beeny. I can appreciate the experience and knowledge Sarah no doubt has but give us a break....why not show an episode where someone has actually done a great job, been rewarded with positive praise, given positive encouragement along the way, been congratulated for their determination and strength...NOT everything has to be for the love of money and the voice of negativity and pessimism!!!!

We are viewing a newly (2007) built house which is complete shell, with only showers and toilets fitted; i noticed that the upstairs bathroom must have leaked as there are water marks up walls and on the floor of bathroom/ hall and adjoining bedroom, there is also evidence of water marks (and alot of cracks running between lighting) on kitchen ceiling; Is this a problem or will it dry out and can we re-paint over it? thank you

I am interested in working within property development, I am not sure which course would be best for the career I want to do, I want to work with people to improve their homes to make the most of them, and to eventually be developer myself. I am unsure weather to study architecture, interior design or planning and property developement. Any ideas? Thanks

  12. I have been watching property ladder recently and I cannot believe that the clients hardly ever get a building inspection done before they buy the property. It may be expensive but definitely worth it in the end. And when the clients are making their budget, do they ever get quotes to work out their budgets? My husband and I have bought property and the most important thing is the building inspection.

  14. Hi Sarah and "Greetings from Down Under". I love your show, but I would love if you could tell us the final outcome on some of the shows. I know you can't "hang around" sometimes for months while the developers sell their homes, but are you able to have writing running across the screen at the very end to say if they sold and how much for? I'm guessing that the shows aren't screened for a few months after filming so you may be able to check back with the developer just before the show is screened. My daughter is 20 and is about to buy her 1st development and we love learning from your shows. You have fantastic ideas. Diana, Australia

Hello I am a DEA working in the Midlands area I wonder if the property programs might do what the expencive overnemnt adverts did not And that is explain what the energy performance certificate is how the inspection should be carried out and what energy upgrades are the best for the buck as they say am more than happy to speak to anyone to help in any way but I am carmera shy regards Alex Field

  17. Hello, Some time ago on Property Ladder you featured a small house with a very small kitchen. If I remember correctly you were able to solve a limited space issue by finding a 300mm wide oven.Every enquiry I have made has drawn a blank can you point me in the right direction.Always enjoy your show.   18. Hi Sarah, I watch your programme an awfull lot and I am desperate for help on my house. Although my cousin is a builder and would build me an extention I cant afford it. I want to create more space and I would love your help as I have no idea for upstairs. the master bedroom has no space and hideous amout of cupboard space which is very limited but takes up a huge amount of space and the bathfoom is very small. Downstairs i have thought about making the kitchen and dining room into one. I will be off work following major surgery and I thought it would be a good time for me to think what I could do. Is there a possibility you could help me with what you think would be the best way forward and the best places to shop as I have never done anything like this before and am really desperate as I really want to revamp my entire home.   19. Hi Sarah, The other week I was watching a repeat of property ladder where a partner team were undecided on which wallpaper to choose. As a result you suggested creating large frames to mount the wallpaper and for this to be hung on the wall, resulting in a much easier way to discard with the new paying owner did not like it. Can you advise on how the make these frames? Or even what are the best materials to use?

  20. Sarah, You mention in many episodes about buying from auction. I would like to do this and take advantage of the current economic market as i am a cash buyer. Where is the best place to start in finding houses that are coming up for auctions. Lots of the results on Google seem a bit dodgy !. I live in the North West. Thanks.

  21. Dear Sarah Thanks for such an informative programme, it really teaches me something about property development everytime I watch it. I've also come accross your book which is also great and have one question or request. Could you please release all the past episodes on DVD. I believe its worth it. The reason for my request is that in addition to your book every episode I've seen offers something extra to learn from and yet they are all different.   22. I watch your programme, property ladder, all the time. What I can't believe is the really low prices that you quote for doing kitchens, heating and electrical work.I am in the process of installing new heating, kitchen and electricals and I am astounded at the price I am having to pay for having this done.   23. Sarah Recently saw repeat episode filmed in London area where couple had hidious fireplace in middle of room (which thankfully they did finally knock down) and you suggested a gel fire. I live in Somerset in 2 bed apartment and would love to buy one. Think it would make my living area which is all open plan look very cosy in the winter. Struggling to find anywhere that stocks gel fireplaces. Any advice on where I could look. Thanks. Nicky Marks

  24. I live in a semi detached property and my neighbour relocated their cooker onto the adjoining wall. Since they did this, I have been getting their cooking smells into my house. Even though we have privately owned properties, I have liaised with Building Control and Environmental Health at our Council offices, as well as an independent builder. Nobody seems to be able to find out the root of the problem and it is making my family life hell, especially as the smell goes into my 8 year old daughter's bedroom. Can you help. I am desperate. I would love to get into property development but i dont know where to start, can you first suggest to me any books or sites/forums to check out. secondly I want to save up for my first project but i have no idea how much to save and what i need and dont need to spend money on, i.e. deposite, renovating - will my mortgage cover this and still see me realise a profit

  26. hello, I watched one of the episodes of property ladder some time ago. A couple purchased a property and found out that cats had been spraying all over the floors. They had tried everything to get rid of the smell. You found a product that seemed to work and I was wondering if you could tell me the name of that product. However she has a very individual style which is not clean cut to appeal to the widest market.   30. Hi, I was watching property ladder lastnight and saw the episode of the church conversion into the 4bed house and I noticed one of the kitchen gadgets he had installed. It was the hot/cold water dispenser that was next to the sink in chrome, do you know where I would be able to buy one of these? Strange request but any help would be sincerely appreciated.   31. Hello Sarah. I recently saw an episode in which a chap developed an old chapel. I'm sorry I can't remember the location however I recall he didn't take your advice re moving the staircase. The reason for writing is because he had a gadget in the kitchen....a stand alone tap which delivered boiling water and cold filtered water on demand. You commented that you'd never seen one before and thought it was great. I agree and would love to find one. Do you have any idea where he got it from ?

  33. sarah help, you are my new god! lol i lost my husband last year and have a rstricted budget but am an interior designer/house doctor, im buying a 1950's semi 100ft garden extended kitchen 25ft lounge and no major issues, just want some advice, am terrified and not an idiot, but wld love and very much appreciate yr advice, im sure a chat is way out of the question, but wld make my life a little less scarier ps house is a reposession and have got it finally for 200k its a dump, but i luuuuv it! am scared of the market, and how far to go or whether to play it safe.thanx, take care, wish me luck. zena. essex

Hi Sarah, whilst we are not professional developers my wife, 2 sons and i have bought and moved home 15 times in the past 20 years each time making varying amounts of profit which has always been left in to increase the equity. These properties have required differing levels of TLC, from a lick of paint to full renovation and or extension, each time i carry out as much of the works i can myself ( whilst realising my limitations ) and the rest are carried out by tradesmen i know and trust. We managed to sell our last " home " in June and banked the money, happy days. We then rented a very nice little barn conversion which is where we currently are, however, Donna feels this is dead money and kept putting the details of one paticular house to me. This house is on one of the most prestigious roads in our home town of Hinckley, Leics. The current owner paid £ 345,000 less than 2 years ago and prior to that it was sold for the same amount approx 3 years previous. We went to view the property when the vendor had reduced the price to £ 290,000 and subsequently offered £ 250,000 plus £ 10,000 for some rather large fixtures and fittings, this was accepted. Whilst we have never pulled out of a purchase i feel it is the right thing to do this time. My reasoning for this is that i feel to place the monies with NSI for instance the money will not only be safe, but also grow at a modest rate whilst the value of property will be falling, therefore enabling us to purchase more when we feel the market has " bottomed " any comments or advice will be very much appreciated, thanking you for your time and effort, Jim Hancox.

  35. HiSarah I have inherited a property and was advised by the estate agent to put it on the market as it is. It needs a kitchen fitting as currently only has a sink. It needs a new bathroom, it has no heating so needs gas central heating fitting. It will also need rewiring and decorating throughout. The property was built in the 1930's and would also benefit from double glazing. The usual market price would be 200k but I have put this on at 160k however I think this is an ambitious figure with the current state of the market. It has been on the market for 3 months now without one viewing. Do you think I should do the renovations and put it back on the market at a higher price would this attract more buyers? Or should I consider selling at auction if so what would be the costs involved? I don't want to rent the property out or should I just sit tight? Kind Regards, Fiona in Nottigham

  36. We have a rented house and a bought bungalow and want to move in together. With the present situation with the housing market, what should we do. The bungalow is in need of new windows, kitchen & bathrrom and has about £30000 equity. We would like to be property developers in the long run.

Hi Sarah, Having seen your program a few times I have noticed that every now and then the people on it, or maybe yourselves, have 3d computer generated models made of the project, which look interesting. I have been working in 3d on structural steel jobs for many years, and am basically bored. Can you give me any advice or contacts to talk to about a change in direction?

  41. I'm getting addicted to this show! I now watch it every day. Its great learning; the more I watch the more I get what the core requirements are. I'm always surprised how few people are willing to listen to someone with more experience. I want to develop a property in south of france. I have noticed that many houses have poor design and internal layout on quite spacious plots that could accomplish much more, while the demand is for the opposite. I have some ideas to lower development costs on such a great and costly area, but it feels overwhelming how to even get started... especially with the market right now.

  42. Hi there, I'm planning to redevelop a house in Chester, CMV is approximately 190k . Its a little worn down, we'll actually it needs a new everything. What to do? Sell it quick and take the money to buy something else, whilst prices with certain properties like flats have dropped. Bring the property up to par and rent it and take out a mortgage to buy something else. Spend a small fortune and redo the whole lot plus add an extension, loft conversion and its got a big garage that could be converted into a granny flat. Then take out a mortgage on it, sell it or rent it. Or try something else. My goal is to get as much money from this property but hopefully without having to sell it to buy another property. Not to sure of the best way to approach this with the current property market state any advice would be great. Thank you. Jules

  47. Hi, We have a bungalow we have modernised and are about to put on the market. On property ladder and other shows, the vendor always fully furnishes the property even though it might be for sale not for rental, is this something all property developers do and will it help us to sell? It seems such a waste of our money when the buyer will not be purchasing that furniture and we'll be left with it! Thanks.

  48. We're in a pickle. It's quite distressing. We have a lovely coffee house and a three bedroomed (with patio) maisonette above that we have been trying to sell for 3 years! We have reduced the price from 495 to 445 to 395 and desperately need to get rid of it as I have been diagnosed with leukaemia.Both my husband and I worked the cafe but we want to spend as much time together as possible and find this very difficult. The cafe is in a picturesque village of Kirkby Lonsdale which is in a conservation area and the business is a successful one. Can you help?

So, we have now started the process of buying the lower flat, meaning we own the freehold as well as both properties. In this current market we don't think we could make our money back on these flats if we were to sell now. Ideally we would like to convert the property back into 1 house again (although it is not in our ideal location) and live there for 4-6 years but fear we wouldn't make our money back, or should we rent the lower property for a year or two and try our luck with selling them both later??   52. Do you think the present market is healty to start buying property or shall I wait tell the market dips even more or bottoms out. I'm looking for rental property in London. I do think the market will get worse despite what the economists say. It has to get worse, alot worse before it picks up. We have the credit crunch, oil crisis and lay offs coming. When we hit the bottom then will see a possible up turn a bit like the earley 90's. I think it may be 5 years or more before things turn around. The market did't take two years to get like this. We are also dependand on the US economy I was in the US when the housing boom took off in 1998. In 2005 the market started to take a turn. before people were camping out over night and lines were more than 300 feet long to register for pre-construction houses. Developers were over building with condo's and town homes. There are still thousands of unfinished condos in South Florida. The market is quite similar over here I see alot of developers building and then trying to sell. They need to at least secure a sales contract to be safe before building. But there's also alot of empty properties sitting around in the UK. To conclude, this market has the following factors too contend with: The Credit Crunch, Oil crisis, Over Developement, Forclosures sub-prime lending, Job losses, lenders, and US economy. Once these factors are reduced. I think it will be a good time the jump into the property market again. That will not be any time soon. Tony

  53. Can you please let me know date of Property Ladder prog. featuring country house which owner was altering to open up flats - to be used by back door! On this prog, you used a green paint in kitchen, with 'cream' walls (I think); what I would like to know is what was the colours used in kitchen? We have a relatively modern house, largish kitchen, facing north. The cupboards are currently a cream (painted) finish - with a hint of green in it (I am the only one who can see this!)the walls are a lovely warm teracotta colour. The kitchen needs updating - new appliances etc - so I want to paint the cupboards (a good wood) perhaps white and paint the walls an (uplifting) green colour. Not very good with colours so am wondering if the green from the prog would be 'the one that I want' - I am keeping in mind that it is a north facing kitchen and very cool in the winter! Many thanks - love the prog.

Hi Patrick There are way too many ins and outs associated with your proposed plan to be able to even give a rough cost - I'd suggest you get three reputable builders to price it out, then take an average from the three quotes (leaving yourself a contingency on top of a good 20 per cent). You also need to contact your planning department to check that you will actually be allowed to do this to the building. Good luck!

  58. Hi Paul In all honesty, I'd do neither - i think it would unbalance the room's proportions and cut out alot of natural daylight. However, this is without seeing the house - either way, I'd live with it a little bit first to see how the house copes with noise and draughts.

  60. Dear Sarah, I have watched many of your programmes and have great respect for the advice and help you have given people over the years. I was wondering if we could ask for some of your expert advice. My husband and I have had plans drawn up and passed for an extension and update of our family home and provision of a double garage. We also work adjoining our home in agricultural contracting and also have a tenanted farm a few mile along the road. We are always back and forth between the house and the agricultural yard/shed as the office is in the house too and sometimes the dirt is carried into our home. We have never owned a property before this being our first purchase we have always lived in a tied farm cottage. Because this is new to us and money is tight we need to get it right first time round we thought if you could look at the plans we have had drawn up you could advise us what we have done right and wrong or maybe a possible different view and suggest something different. The house was built in 1902 and have plenty of land and scope to change things, with money restrictions though. Plans and photograhs could be posted to let you cast your eye over and would value your opinion greatly. We anxiously await your reply.

  61. Hi Sara, I'll be picking up the keys to a house I'm planning to refurbish tomorrow; I'm hoping it will take two months to complete and I would like some advice? The house is a terrace no front garden, so the front door and window are directly on the street. I will double glaze the place. The room is 5 m's X 4 m's which is a big for a house like this. I wonder if I put a Lobby in, down the full length of the front room or just half of it which will be best for adding value to the place?

  62. I am the owner of a building under constuction of seven flats. the building was purchased as an ongoing b&b. After planning was granted for 6 units we receive a fixed price from our builder of 217 thousand to complete the work. The builder has refused to sign the contracts for the build which was requested by himself at my cost. Since then i have placed another planning application for a 7th unit which the buider has come back with a price of 220 thousand extra, for one flat plus misalaneous extras, after being confronted with this the builder has now come back with a revised price of 185 thousand. To date the builder has received 167 thousand plus 20 thousand payed on his behalf for utility services which he held out applying for until a year into what was supposed to be a 6 to 8 month build. The builder is now applyiny for court procedures for the amount of 50 thousand for work done , however this takes his funds over the original fixed price although not a single unit is completed.

  63. Hello, We recently bought a house which had already been granted planning permission for a 2 bed detached annex to be built where an existing cowshed stands. We are hoping to build the annex for my disabled mum When we bought this house we bought it with this sole intention. We looked through the conditions associated with the build and everything was fine. We had to resubmit the plans once we moved in to make the property wheelchair accessible and this time when the conditions came back there was one that said that the plot is on an area of achealogical interest. As such we have to pay for an archealogist to come and do some investigations, dig a trench and see what they find. Now i have no problem with this but we have found out that we need to pay for the pleasure and it looks like it will cost about ?10,000 !!! We simply don't have a spare ?10,000 for someone to dig a hole in our garden and certainly weren't aware that we would need to incur this cost before we bought the house. Do you know whether we can claim this money from the council through funding or go back to the guy that did our survey and ask why they didn't pick up on this ? Should it have come out on the local searches ? There was a letter from the archealogical society with the original plans recommending a 'dig' but the council did not put this down as a condition it was only when we resubmitted that this was added. I am very distressed about this as all i want is my mum to move near us but this financial burden will make it incredibly difficult in the near future. Many thanks for reading this !

  64. Hi David Ahh, the power of television. I seem to remember the episode, with a couple in a similar situation to yours. They won, if I remember rightly, on the grounds that having a loo downstairs would compromise the layout of the reception room. It wasn't a particularly strong argument, and we had lots of mail from people about it afterwards. Presumably, you've had building control round to discuss the matter on site? I'd suggest this if you haven't because often they're looking at plans, but when faced with reality can see that an old layout doesn't necessarily make sense. Other than that, your life in their hands, sadly...

  66. We are renovating an old cottage and want to remove a ground floor wc ,building control say we cant even tho it is tiny and accessed from outside. In one of your programs you had the same situation but you argued the point and won. Can you give me an idea of how you argued the point?.We cannot sensibly fit in a ground floor wc. DAVID CHALLINOR

  67. I would appreciate some advice from the team! We purchased an old property in need of renovation in the middle of Ludlow town centre, shropshire. It is a unique property in that it is detached with a sizeable garden at the top of Broad Street. We have encountered no end of problems including the kitchen falling down!! We are 4 months into the project and need help, is there anybody you could put us in touch with?
